打過紐約 eviction(驅逐案)的人都知道,最可怕的不是房客不付房租,也不是他耍賴不搬,而是他「假裝受傷」。

If you’ve ever been through an eviction case in New York, you’ll know this: the scariest part isn’t unpaid rent, and it’s not even a tenant refusing to move out.

The real danger is when a tenant decides to fake an injury.

My tenant was almost sixty, had people coaching him, and already tried to counter-sue me. My lawyer told me one sentence I will never forget:

“If he intentionally falls in your house, you’re done. You’ll never get out of it.”

And that’s the truth. In the U.S., if a tenant claims:

  • “I slipped.”
  • “The stairs were unsafe.”
  • “The landlord didn’t maintain the property.”

you still have to fight it, spend money, and risk paying tens of thousands of dollars.
